How a sale works.

BDG2 buys brownfield industrial parcels that already carry heavy-power utility service. This page covers our process and what we need from you — not investment terms, which we discuss directly and don't publish.

§ 01 What we're looking for

Four things we check on every parcel.

Site
Brownfield or existing industrial parcel — the building and grid connection already exist.
Power
Existing heavy-industrial utility service or substation access, within MISO or TVA territory.
Scale
Sufficient acreage and structural capacity to support institutional-scale compute buildout.
Title
Clear title and a seller able to move through diligence without unresolved encumbrances.
§ 02 Process

Four steps, start to close.

Introduction & NDA

You share the basics — general location, parcel size, and the utility service already in place. We sign an NDA before anything more detailed changes hands.

Site & power diligence

We evaluate the utility interconnection, the structural shell, and the entitlement status against our acquisition criteria — the same standard across every parcel we look at.

Terms, direct

If the site fits, we move to a letter of intent. Pricing and terms are discussed directly with you — we don’t publish deal economics.

04

Close & conversion

After closing, BDG2 runs its own de-risking process on the site — interconnection, entitlement, Tier III design certification — to bring it to shovel-ready status.

We don't publish closing timelines or pricing here — every parcel's diligence path is different, and terms are between us and you. Ask directly and we'll tell you where a given conversation stands.

  • General location (region/utility territory) and parcel size
  • Utility service documentation — service class, voltage, substation proximity
  • Zoning and entitlement status
  • Any existing environmental or structural reports
  • Ownership and title status
